Facilities Maintenance Technician

JOB SUMMARY: The Facilities Maintenance Technician is responsible for assisting in all aspects of facility maintenance, renovation, and repairs.

​WORKING RELATIONSHIPS: The Facilities Maintenance Technician must interact daily with management as well as customers. They must be approachable and always present a professional appearance and positive attitude when dealing with all internal and external individuals.

Responsibilities

Safety

·       Ensure safety is the highest priority.

·       Stay up to date on applicable OSHA and DOT rules and regulations and ensure compliance on properties.

·       Have a good sense of proper housekeeping and organization of all inventoried tools and materials.

Facilities

·       Perform preventative, corrective, and routine maintenance on facilities

·       Performs preventive and general maintenance at the facility including but not limited to:

o   minor carpentry: framing, drywall, and door replacement or installation

o   painting

o   plumbing: toilet, sink, and faucet repairs

o   electrical: replacement or installation of light fixtures, lamps, and ballasts; replacing or installing outlets and switches

o   HVAC: thermostat installation/replacement and filter changes or cleaning

o   Roofing: minor repairs to holes, rips, or tears

·       Uses hand and power tools as necessary and keeps them in acceptable working condition

·       Performs daily grounds inspections and grounds keeping as necessary and reports findings to Maintenance Manager for correction

·       Perform building inspections as directed, periodically or upon tenant turnover

·       Communicate daily, all work order statuses

·       Track all material and equipment purchases to work orders as needed

·       Establish and maintain a positive working relationship with customers and vendors.

·       Assist Real Estate Management Team in building and budgeting preventative maintenance plans.

·       Manage the completion of maintenance tasks through maintenance tracking software (UpKeep).

·       Be an active member of the Security Drive Through and Emergency On-Call Maintenance Team, including but not limited to fire sprinkler emergencies, roof emergencies, and monitor snow and ice conditions.

·       Assist with internal complaints and resolve problems.

·       Pursue additional training and education around expertise within the areas necessary to continue growing and developing the service and expertise opportunities.

 

Qualifications and Requirements:

·       High School Diploma or equivalent 

·       2-3 years in a building maintenance role

·       Construction trade training preferred

·       Ability to foresee events and anticipate changes in conditions and operation and react to those appropriately  

·       Possess basic mathematical skills to figure change orders, timecards, and carpentry calculations

·       Has the ability to plan, organize and carry out multiple tasks at the same time.

·       Possess a strong sense of ownership and commitment to customer service.

·       Ability to account for time on tasks and perform them efficiently

·       Forklift and other material handling experience preferred

·       Ability to work independently with minimal supervision or with small groups effectively

 

Physical Requirements: 

·       Must be able to stand/sit at least 50% of the time. 

·       Must be able to hear staff on the phone and those who are served in-person and speak clearly to communicate information to customers and other employees.  

·       Must be able to utilize a smart phone and related technology for work order tracking and timekeeping  

·       Frequently required to bend, stoop, crawl, crouch, or crawl to perform required property maintenance. 

·       Frequently required to use hands and arms to steer and to finger controls and adjust controls as needed on all equipment needed to perform the job.  

·       Frequently required to lift and/or move objects 10-50 lbs., occasionally lift and/or move objects that weight more than 100 lbs.  

·       Occasionally required to ascend/descend a ladder
